Abstract
The largest single complaint about a roof is that it leaks. Insurance companies pay out billions of dollars who have had property damabe by this water intrusion. Walls and ceilings are the usual victims, but sometimes, foundations are ruined or weakened. Proper building design, proper application of the roof, proper maintenance, and just a little detective work can prevent most leaks, or at least prevent a minor leak from becoming a major problem. Where to look and what to look for. Determine the age of the roof and look for obvious things, such as missing tile. Check for holes around antennas, chimney leaks, leaks around vents. Other things covered lack of proper air venting; moisture collecting item; gutter blockage; ice dams; plants; construction caused leaks such as improper material, leaking valleys, incorrect sheathing, dormers, room additions, improperly installed siding, drip edging; wind currents; venting; overhand areas; building design. Some examples of water problems are also given such as gutters, snow and ice, chemical fog and mist, bath shower pans, air conditioning units, improper roof drainage, stepped roof tie- in, solar water heaters, poor roof maintenance and fungi protection.
