Abstract
The Library Gardens balcony incident led to multiple deaths and severe injuries when the balcony collapsed. The cause of the collapse was determined to be from trapped moisture leading to the decay of the load carrying supporting wood elements. Other issues that may have contributed to the failure include inadequate waterproof membrane installation and detailing and the absence of underside soffit venting.
