Abstract
The building enclosure consists of interrelated systems that must balance a complex network of interactions to control heat, air, and moisture. Modern heating ventilating air conditioning (HVAC) systems, along with the building enclosure, are required to perform under progressively rising standards of energy efficiency and comfort, especially in sustainable buildings. Without proper coordination during design, construction and start up of these systems, buildings run a high risk of problems including moisture intrusion and resulting in indoor air quality (IAQ)-related issues. Well-designed and coordinated interaction between the building enclosure and HVAC is fundamental to the proper performance of the building for the comfort and productivity of its occupants. This paper discusses the commissioning process for building enclosures and HVAC systems from design development through post-occupancy. The author illustrates how the commissioning process provides a higher level of quality assurance for building owners and property managers by helping avoid problems normally due to improper design and construction practices.
