Abstract
Substantial number of flat roofs experience in-service failure before reaching their expected life span of 20 years. Deterioration which lessens the life of the roof can be controlled by proper design, construction and maintenance. By themselves, neither of these will resolve the problem but if viewed together as a package, will provide a means of achieving a long lasting roof. This paper is concerned with roof performance in the post-construction phase and draws on the experience of Ontario Housing Corporation with flat built-up roofs. Three levels of activities are considered for a roof already in place. These are regular maintenance, roof repair and roof replacement. The review stresses the necessity and cost benefit for a planned maintenance program which will add greatlyh to the life of the roof and lessen the need for early replacement. If replacement of the roof or part of it becomes the only alternative, a proper assessment of the damage is required. Non-destructive techniques are available to undertake this assessment thus allowing proper problem resolution and permit economies in repair or replacement costs.
