Designing for maintenance

Abstract
Roofing maintenance is essential to ensure a long lasting roofing system. Therefore, it makes sense to design for maintenance. This accepted truth of the roofing industry is not generally adopted by building owners. Most building owners and facility managers acknowledge the importance of maintenance for equipment and other visible systems. Roofing systems, howerver, are generally not visible, or not considered, until a leak develops. There is no impenetrable roof. Therefore, to optimize performance, all roofs must be maintained. The degree of maintenance required varies with the systems selected. This paper assumes that low maintenance is the desired result, regardless of the membrane system selected.
