The International Property Maintenance Code® requires the interior and exterior of a building to be maintained in good repair and structurally sound and not pose a threat to public health, safety and welfare, according to the International Code Council.® Unsafe structures and equipment are addressed in Section 111 of the International Property Maintenance Code.
The ICC is developing a guide to provide the framework to assess whether an unsafe condition exists. The guide will cover regular inspection of structural elements; egress components; active and passive fire protection systems; the building envelope (including the roof); and electrical, plumbing, mechanical and fuel gas equipment and systems.
The fundamental purpose of an Existing Building Safety Inspection program is to confirm the existing building is safe for continued use under the present occupancy. The document in development is intended to be a guide and is not intended to supplant proper professional judgment.
The Existing Building Inspection Guideline, Public Comment Draft is available for a 30-day comment period, which will be open until April 12. All public comments should be submitted to the staff liaison for the Guideline Development Committee, Kevin McOsker, at kmcosker@iccsafe.org.
